AC water leakage is not just a minor annoyance — it is one of the most common causes of property damage in Dubai apartments and villas. A slow leak from an indoor AC unit can stain a gypsum board ceiling within hours, ruin paint within days, and weaken ceiling structure within weeks. 1. Blocked Condensate Drain Line

The condensate drain line carries water from the indoor unit's drain tray to the building drain. Over time, dust, biofilm, and occasionally insect nests clog the drain line. When blocked, water backs up into the drain tray and overflows into your ceiling or wall. This is by far the most common cause of AC water leakage in Dubai — accounting for over 60% of the leak callouts we receive.

The fix is a drain line descaling and pressure flush. We use a biocide treatment to kill biofilm and prevent regrowth. The cost is AED 150–250 and the repair takes 30–45 minutes. With quarterly maintenance, drain line blockages are almost completely preventable.

2. Cracked or Misaligned Drain Tray

The drain tray sits under the evaporator coil and catches condensate. Over years of thermal cycling, plastic trays can crack, and metal trays can corrode. A cracked or misaligned tray lets water drip directly onto your ceiling instead of flowing into the drain line.

Drain tray replacement costs AED 200–400 including the OEM tray and labour. We always inspect the tray during routine AC service to catch cracks before they cause damage.

3. Frozen Evaporator Coil Defrosting Rapidly

When the evaporator coil freezes (often due to low refrigerant or a clogged filter), the ice builds up on the coil. When the AC cycles off or you turn it off, the ice melts rapidly — overwhelming the drain tray and causing water to overflow. If you have noticed ice on your copper suction line, this is likely your issue.

The fix is twofold — defrost and clean the coil, then address the underlying cause (low refrigerant, clogged filter, or faulty capacitor). Chemical coil cleaning costs AED 250–450. If the cause is low refrigerant, a gas top-up with leak repair is AED 350–550.

4. Degraded Insulation on Copper Suction Line

The copper suction line carrying cold refrigerant back to the outdoor unit is wrapped in insulation to prevent condensation. Over years, the insulation degrades — it cracks, splits, or hardens. When this happens, water condenses on the exposed copper and drips down — appearing as a leak from your indoor unit.

Insulation sleeve replacement costs AED 150–300 and is a quick repair. We always inspect the suction line insulation during AC service and recommend replacement before failure.

5. Indoor Unit Mounted Tilted Backwards

Indoor AC units must be mounted level, or tilted very slightly towards the drain side. If the unit is tilted backwards — away from the drain — water pools in the back of the drain tray and overflows. This is a common installation fault in DIY or unqualified contractor installations.

The fix is to re-level the indoor unit. This costs AED 250–450 and includes re-levelling, re-securing, and a leak test. If your AC was installed by a builder or previous tenant, this is worth checking.

6. Disconnected or Kinked Drain Hose

The drain hose connects the indoor unit drain tray to the building drain. If the hose is disconnected, kinked, or improperly routed, water backs up and overflows. This is more common in older installations where the hose has been disturbed during cleaning or maintenance.

7. Air Pressure Imbalance Drawing Condensate Through Vents

In some properties, particularly those with central AC and improperly balanced ductwork, negative air pressure can draw condensate out through the vents instead of letting it flow to the drain. This is less common but more confusing — water appears at vents far from the indoor unit.

The fix is to balance the ductwork and add drain traps where missing. This is more involved — typically AED 400–800 depending on the ductwork configuration. A drain camera inspection helps identify the issue.
